Why Cornerstone

Built on faith. Proven by numbers.

A cornerstone is the first stone set in a building. Every other stone is placed in reference to it. That's what preconstruction is for a project, and what we aim to be for our clients.

“For which of you, intending to build a tower, sitteth not down first, and counteth the cost, whether he have sufficient to finish it?”

Luke 14:28

Our mission

To bring the transparency, rigor, and professionalism of institutional-grade project management to every renovation, from a single home to a multi-building redevelopment, so owners can trust the number before they build.

Integrity

We tell you what the work really costs, including the risks, before you commit.

Quality

Defined scopes, daily quality control, and a punch process that ends with lease-ready units.

Value

Competitive bidding, verified supplier pricing, and a fee credited back when you build with us.

Stewardship

Every dollar in a project is someone's savings, investment, or loan. We treat it that way.

How we work

Transparency

Labor and material separated on every line. The source behind every number disclosed. No hidden markups.

Precision

Estimates built from completed-project costs and current subcontractor pricing, not guesses.

Partnership

Your budget is the constraint we design around. If it's hard to reach, we say so early.

Accountability

Change orders approved in writing before work proceeds. Progress reports on a regular rhythm. We stand behind every figure.

Project controls

Baseline schedule and budget, AIA-standard documentation (G701 change orders; G702/G703 pay applications), and a running change-order log with each draw.

Permitting & compliance

Building, electrical, mechanical, and plumbing permits; City of Detroit BSEED registration, rental inspections, and certificates of compliance; lead-safe practices on pre-1978 buildings.

Financing coordination

Draw schedules aligned to the lender's requirements, with payment applications, sworn statements, and lien waivers administered on every draw.

Count the cost first.
